The Role
The Senior Preconstruction Manager will play a key role in leading the preconstruction process on a variety of commercial projects. This position is based out of the Washington, D.C. area and will be responsible for managing budgets, coordinating design and construction teams, guiding owners and architects during design development, overseeing value engineering efforts, and leading a team of estimators through the bid process.
This role is suited for someone passionate about building high-quality projects, who thrives in a collaborative team environment, and who can confidently represent the organization during preconstruction and early project phases.
Responsibilities
- Produce and present budgets for multiple projects, including quantity takeoffs, subcontractor input, and historical pricing data.
- Prepare conceptual and detailed budgets from various stages of design, from schematic sketches to full bid documents.
- Lead and organize teams of estimators during the bid process, ensuring accurate scope coverage and timely proposals.
- Manage multiple projects in different stages of development simultaneously.
- Report directly to department leadership at the VP level.
- Lead the subcontractor buyout process once a project is awarded.
- Review scopes of work to ensure accuracy and avoid trade coverage gaps.
- Collaborate with operations personnel, owners, and design teams to align budgets and schedules.
Experience Required
- Proven experience in both hard bid and negotiated work.
- Track record of leading estimator teams on bids and proposals.
- Strong ability to work directly with owners and architects during preconstruction.
- Ability to prepare conceptual estimates with limited information.
- Experience with subcontractor buyout and award process.
- Strong communication, organizational, and time management skills.
